What you’ll need to succeed as a Real Estate Manager at XPO

Minimum qualifications:

• Bachelor’s degree or equivalent related work or military experience
• 5 years of Real Estate experience
• Experience with leasing and analytics
• Aptitude of finance and accounting
• Experience with MS Office Suite
• Experience drafting and reviewing legal documents
• Experience negotiating complex real estate transactions
• Experience with lease administration software

Preferred qualifications:

• Experience in a supervisory or management role
• Owner’s Rep experience
• Experience working Internationally

What you’ll do on a typical day:

• Build and maintain strong relationships within the real estate community through ongoing engagement with landlords, brokers, and market peers
• Negotiate lease agreements, amendments, purchase and sale agreements, easements, other legal instruments, and manage property dispositions in alignment with company goals
• Lead site selection and negotiation efforts for greenfield developments, expansions, consolidations, and acquisitions of existing facilities
• Oversee due diligence for potential acquisitions, including title reviews, environmental reports, condition assessments, and permitting
• Coordinate development timelines with Construction, architects, municipalities, and other stakeholders to ensure alignment with approval processes
• Collaborate with Facilities on projects and operating expenses related to property improvements and maintenance
• Perform pro forma modeling, portfolio analysis, and financial forecasting to support strategic real estate decisions
• Prepare and present Business Cases for major real estate projects to executive leadership.
• Review and reconcile lease expenses, rent, CAM charges, property taxes, and other occupancy-related costs
• Manage and maintain location records and lease documentation within internal databases and lease administration systems
• Conduct property site visits, analyze market conditions, and assess competitive positioning to inform strategy
